How it works

A cohort is a query against the listings, not a vibe.

01 Definition

The agent defines the cohort.

A cohort in Absorption Pro is a structured query — type, subdivision, square-footage range, bedrooms, baths, and any other field that matters for the comparison. Two agents running the same definition against the same listing data get the same set back. That makes the framework portable, reproducible, and teachable. The ranges are judgment. The execution isn't.

02 Tracking

The system tracks state, daily.

Once a cohort is defined, Absorption Pro pulls its listings every day, diffs them against the previous day's snapshot, and logs every change — new entries, status flips, price reductions, withdrawals, pending, sold. A cohort isn't a static list; it's a living state log. The longer it runs, the more it knows.

03 Output

The agent reads the output.

Absorption rate, days-on-market, list-to-sale ratio, price-per-square-foot — computed at the cohort level, where the numbers actually mean something. Output supports the agent's fiduciary work: listing presentations, pricing recommendations, buyer advisement. The system proposes; the agent disposes. The judgment doesn't move.
